Franktown, Castle Rock & Parker
Open pasture, long views of Pikes Peak, and the Colorado Horse Park down the road.
Douglas County
South and east of Denver, Douglas County rises onto the Palmer Divide, the high ridge between the South Platte and Arkansas river basins. The ground here is rolling grassland and ponderosa pine, cut by Cherry Creek and the sandstone walls of Castlewood Canyon. It is the metro area’s most established horse country, and much of it was platted in 35-acre parcels.
Franktown sits at the junction of Highways 83 and 86 next to Castlewood Canyon State Park. Parker, to the north, is home to the Colorado Horse Park, which hosts hunter/jumper and other equestrian competitions. Castle Rock, named for the butte above its downtown, anchors the I-25 corridor to the west.
Housing character
Expect custom homes on 5 to 70-plus acres: timber frame, stone and stucco, adobe and Western contemporary, often with barns, indoor or outdoor arenas, round pens and hay storage. Gated equestrian neighborhoods with shared trails sit alongside unrestricted parcels with no HOA. Closer to Parker and Castle Rock, there are also newer subdivisions and golf communities on smaller lots.
Getting around
I-25 and E-470 bring Denver International Airport and the Denver Tech Center within reach, while Highway 83 runs south through the acreage toward Colorado Springs. Many properties are a short drive from Castle Rock or Parker for daily errands.
