Colorado Springs is the state’s second-largest city, set at the base of Pikes Peak with Garden of the Gods, Cheyenne Mountain and the Air Force Academy close by. It is also home to Fort Carson and several Space Force installations, so a steady share of buyers and sellers are on military orders.
North of the city, the Palmer Divide brings acreage and pine forest: Black Forest is known for ponderosa-covered parcels, many of them zoned for horses, while Monument and the Tri-Lakes area offer a mix of acreage and established neighborhoods. East toward Peyton, the land opens into prairie. Up Ute Pass to the west, Woodland Park sits at roughly 8,500 feet in Teller County.
Housing character
The range is wide: golf and country club neighborhoods such as Flying Horse, foothills homes in Rockrimmon with views of Blodgett Peak, wooded acreage in Black Forest, and five-acre-plus horse properties on the eastern plains. Many homes have walkout basements and main-level living.
Getting around
I-25 connects to Denver in a little over an hour, Highway 83 runs north through the forest toward Franktown, and US 24 climbs to Woodland Park. Colorado Springs Airport serves the south side of the city.
